· A late fee generally has to be written into the signed lease. A fee that is not in the lease may not be chargeable at all.
· The grace period is whatever your lease says — there is no single Canada-wide number. The Late Fee calculator in this app uses the grace period and fee type from your lease; it does not apply any province's rules for you.
· Many provinces limit late fees — capping the amount, restricting the type of fee, or requiring rent to be past due for a set time before a fee can apply. Some provinces do not allow late fees at all.
· Where late fees are allowed, they usually must be reasonable and reflect the landlord's actual costs — not act as a punishment.
· A reminder letter (like the ones above) is not the same as a formal notice under your province's tenancy act. Formal notices usually have prescribed forms and timelines — this pack does not replace them.
· Keep records: the due date, when rent was actually paid, and copies of anything you send. The Ledger and History tabs in this app keep them on this device.
· To check the current rules, use your province's official residential tenancy office — for example BC's Residential Tenancy Branch, Ontario's Landlord and Tenant Board, Alberta's RTDRS, or Québec's Tribunal administratif du logement.
